Property video for estate agents: what works in 2026

Video tours help buyers understand a home before they book a viewing. Here is how to do them well without slowing your listings down.

Walkthrough or agent-led?

A walkthrough is a smooth tour through the home with music and your branding. It is quick to film, works for almost every listing and lets the home do the talking.

An agent-led tour puts your negotiator on camera, pointing out what a buyer would want to know. It takes a little longer but builds trust in you as well as the property, and it doubles as brand content for your agency.

Two shapes from one visit

Portals and websites want landscape video. Instagram, TikTok and Facebook want vertical. Filming for both at once, rather than cropping later, means nothing important falls off the edge of the frame. Ask for both versions from every visit.

How long should a property video be?

For most homes, 60 to 90 seconds is enough to show the layout and the light without losing people. Larger and higher-value homes can carry two minutes. Social versions work best at 30 to 45 seconds with the best rooms first.

Keep it true to the property

A wide lens that makes a box room look like a ballroom, or edits that change what the home looks like, waste everyone's time and can mislead buyers. Film at a natural pace, in the order a buyer would walk it, at a focal length that shows rooms as they are.

How to prepare a home for filming

  • Ready for photos is ready for video: tidy surfaces, beds made, bins away.
  • All lights on, curtains and blinds open.
  • Cars off the drive if possible, and pets out of the way.
  • Televisions and screens off, personal photos put away if the vendor prefers.
  • Allow about an hour on site for a typical family home.

Drone shots

Not in-house at the moment. If you need aerial shots, we can bring in a licensed, insured drone operator and quote it separately. Whether a drone can fly depends on the location, airspace restrictions near airports and city centres, and the weather on the day.

What it costs

The published UK prices we found for a property walkthrough were mostly between £260 and £400. Ours start at £149 per property, with agent-led tours at £199 and an agency plan of ten tours a month at £129 each, all plus VAT and ready within 3 working days.
